  • Returns from the regulated portfolio are derived from a combination of below market rental income and trading profits on the sale of the property when vacant and the reversionary gain is crystallised.  Large garden plots provide development opportunities.
  • Life tenancies have a nominal rental income but a higher margin on sale.
  • Acquisition of unbroken blocks of residential properties provide attractive break up opportunities and creation of additional units.
